Kensal Rise & Kensal Green NW6, NW10 –  The area of Kensal rise and Kensal Green are by non residents often referred to as the same place. However, Residents differentiate between the two areas based on the proximity to the local tube station Kensal Green and overland train station Kensal Rise.  Alternatively some residents use the main road of Chamberlayne road as a point of reference. The area west of Chamberlayne Road, north of the Harrow Road and south of Kensal Rise railway station is considered Kensal Green while that to the east of Chamberlayne Road and north of the station is considered Kensal Rise.

Kensal Green is well known for housing one of the oldest English cemeteries which includes two conservation areas and adjoins the pretty area surrounding the canal. Sanctified in 1833, Kensal Green Cemetery boasts 77 acres beautiful, fertile grounds offering a habitat to 33 species of birds and wildlife. There are three chapels in the grounds catering for all faiths, and all surrounded by the beautiful landscape.

The success of the area and rising property prices have largely been driven by excellent transport links and the areas close proximity to borough of Westminster and Chelsea and Kensington. Notting Hill, Portobello markets, and Ladbroke Grove are only 15 minutes walk away with Queens Park only 5 minutes away. Westfield’s and the BBC are only a 10 min bus ride away.  Initially popular with the Irish immigrants, the area also boasts a sizeable Afro-Caribbean community. The area was traditionally extremely popular with those looking for a bit of space well within city limits. Large numbers of young professional couples and families with young children, as well as many artists and media sector employees have flocked to the area which gradually helped push the property prices in the area . This in turn has helped establish Chamberlayne Road. Over the past few years the furniture stores, luxury delicatessens, trendy gastro pubs and restaurants along Chamberlayne Road have helped increase the desirability of the area.

Kensal Green / Kensal Rise Transport

Kensal Rise is spoilt for its transport. It’s linked up very well with buses like the number 6 running day and night into Marble Arch, Edgware road and Oxford Circus. Kensal Green tube station is still in Zone 2 serviced by the Bakerloo line. Kensal Rise is an overland station and can reach Stratford, Clapham Junction, Richmond and Watford Junction. Kensal Green tube (Zone 2) on the Bakerloo Line is only 20 minutes from Oxford Circus and the West End. London Overground services also operate to London Euston, a journey that takes around 15 minutes.

Kensal Rise & Kensal Green Property

Kensal Rise and Kensal Green, offers beautiful Edwardian and Victorian properties with many of the original, period features intact. Edwardian Mansion blocks containing spacious flats new developments and ex-council flats contribute to the range of apartments.  The area is still undergoing development with parts of Chamberlayne road still in need of a bit of TLC. However, Tesco’s has recently opened up in place of a tired old convenient store; whilst boutique stores and eateries continue to replace tired old shops.  These are signs that the area is headed towards the right direction. We are convinced that property prices will increase sharply over the next decade.
